I have more than 25 years of real estate experience spent helping people buy and sell homes, managing other agents, owning a real estate company, teaching basic and advanced real estate. What I really like to do is help people buy and sell homes and that is what I do now on a full time basis. I have been awarded the CRB (Certified Residential Broker) and e-PRO (Certified Internet Real Estate Professional) designations for advanced training and experience.

Notes for Buyers

One of the things I like about real estate in the Lake area is that there is something for everyone here from the magnificent waterfront mansion to the investment property to the lot to build on to the excitement of an affordable first home. The "cookie cutter" or one size fits all approach to real estate does not work here. One of my strengths is LISTENING to what buyers want in terms of properties AND their timetable. Yes, I can usually get a cash buyer closed and into their house in a week. Yes, I can send e-mail updates on properties over the months until "the perfect house" becomes available. Special Notes on Buying Land

Most estimates suggest that 60 to 70 per cent of the waterfrontage at Smith Mountain Lake has been developed and sold (and a lot of that has already been built on). The lots that are for sale here are a mix of lots in newly developed subdivisions and resales of existing lots. Several factors influence price:
*Does the lot have waterfrontage (and how much), water access or is it off water?
*If it is waterfront, how deep is the water and is it at the back of a cove?
*What kind of view does it have?
*What slope does the lot have? There are gentle slopes, moderate slopes and very steep slopes.
*Have any improvements such as a well, septic system or dock been installed?
There are other factors for buyers to consider such as subdivision restrictions or covenants.
When you come to look at land, please dress comfortably and safely...many of the lots for sale are uncleared and woodsy...jeans and sneakers!

Notes for Sellers

Reasons for selling here are as varied as the architecture and types of properties being sold. One of my strengths is LISTENING to what you want in terms of convenience, timetable and bottom line and then developing a marketing and sales program specifc to your needs.
